1. Introduction

MortgageDetail.com, LLC ("Company," "we," "us," or "our") operates the MortgageDetail platform ("Service"). This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you use our Service. This policy applies to registered users of the Service as well as recipients who view shared presentations.

2. Information We Collect

Information You Provide

  • Account information: name, email address, and password when you register
  • Profile information: company name, NMLS number, phone number, headshot, and company logo
  • Presentation content: loan scenarios, rates, terms, and closing cost data you enter into the Service
  • Payment information: billing details processed securely through our third-party payment processor (Stripe)

Information Collected Automatically

  • Usage data: pages visited, features used, and actions taken within the Service
  • Device information: browser type, operating system, and screen resolution
  • Log data: IP address, access times, and referring URLs
  • Presentation analytics: when and how often shared presentations are viewed by recipients, including open timestamps and view frequency (see Section 5 for details on recipient tracking)

3. How We Use Your Information

We use the information we collect to:

  • Provide, operate, and maintain the Service
  • Process your subscription and payments
  • Send you account-related communications (confirmations, invoices, security alerts)
  • Provide presentation view tracking and notifications
  • Improve and develop new features for the Service
  • Monitor usage patterns and diagnose technical issues
  • Comply with legal obligations

4. How We Share Your Information

We do not sell your personal information. We may share your information only in the following circumstances:

  • Service providers: with third-party vendors who help us operate the Service (e.g., hosting, payment processing, email delivery), under contracts that protect your data
  • Shared presentations: when you share a presentation via a link, the presentation content (including your branding and loan data) is accessible to anyone with that link
  • Team members: if you are part of an organization on the Service, other members of your organization may access shared presentations and team data
  • Legal requirements: if required by law, subpoena, or other legal process, or to protect our rights, property, or safety
  • Business transfers: in connection with a merger, acquisition, or sale of assets, your information may be transferred as part of that transaction

5. Presentation Recipient Tracking

When a mortgage professional shares a presentation link through the Service, we collect limited information about the recipient's interaction with that link. Specifically:

What we collect from recipients

  • View events: the date and time each shared presentation is opened, and the number of times it has been viewed
  • Technical data: IP address, user agent string (browser type and version), operating system, and device type
  • Approximate geolocation: derived from the recipient's IP address (typically city- or region-level, not precise location). We do not request or use device GPS location.
  • Referring URL: the URL the recipient came from when opening the link, where provided by the recipient's browser

We do not collect a recipient's name, email address, phone number, Social Security number, financial account information, or any other directly identifying information unless the recipient voluntarily provides it (for example, by submitting a form on the presentation).

How tracking data is used and shared

Tracking data is reported to the mortgage professional who shared the presentation, so they can see whether and how often their presentation was viewed. We use the data internally to operate, secure, and improve the Service (including abuse and fraud prevention). We do not sell tracking data, do not use it for cross-context behavioral advertising, and do not combine it with data from other sources to build profiles about recipients.

Notice to recipients and user obligations

Recipients are shown a brief privacy notice when they first open a shared presentation link. Users of the Service (loan officers and other mortgage professionals) are required under our Terms of Service to inform their clients and recipients that link-open and view-frequency tracking is enabled before sending a presentation link.

6. Gramm-Leach-Bliley Act (GLBA) Compliance

MortgageDetail processes nonpublic personal financial information ("NPI") as defined under the Gramm-Leach-Bliley Act, including loan amounts, interest rates, borrower terms, and closing costs. We act as a service provider to licensed mortgage professionals and handle this information in accordance with GLBA requirements and the FTC Safeguards Rule.

Security controls for NPI:

  • All NPI is encrypted in transit using TLS 1.2+ and encrypted at rest
  • Access to NPI is restricted to authenticated, authorized users only
  • Audit logging is maintained for access to and modifications of NPI
  • We conduct periodic security assessments of our systems and infrastructure

We do not sell, share, or disclose NPI to non-affiliated third parties except as required to operate the Service (as described in Section 4) or as required by law. Mortgage professionals using the Service remain responsible for their own GLBA compliance obligations, including providing required privacy notices to their clients.

7. Data Storage and Security

Your data is stored on secure servers provided by our infrastructure partners. We use industry-standard security measures including encryption in transit (TLS) and at rest to protect your information. However, no method of electronic storage is 100% secure, and we cannot guarantee absolute security.

8. Data Breach Notification

In the event of a security breach that compromises your personal information, we will:

  • Notify affected users in compliance with all applicable state and federal breach notification laws
  • Provide notification within the legally required timeframe (and in no event later than 72 hours after confirming the breach, where required by applicable law)
  • Describe the nature of the breach, the categories of information affected, and steps you should take to protect yourself
  • Report the breach to the Federal Trade Commission and other relevant regulators as required by the FTC Safeguards Rule and applicable state laws

9. Data Retention

We retain your account information and content for as long as your account is active. If you delete your account, we will delete your personal information and presentation data within 30 days, except where we are required to retain it for legal or compliance purposes. Anonymized, aggregated data may be retained indefinitely for analytics.

10. Your Rights

Depending on your location, you may have the following rights regarding your personal information:

  • Access: request a copy of the personal data we hold about you
  • Correction: request that we correct inaccurate or incomplete data
  • Deletion: request that we delete your personal data
  • Export: request a portable copy of your data
  • Opt-out: unsubscribe from marketing communications at any time

11. California Privacy Rights (CCPA/CPRA)

If you are a California resident, the California Consumer Privacy Act (CCPA) and the California Privacy Rights Act (CPRA) provide you with additional rights regarding your personal information:

  • Right to Know: You have the right to request that we disclose the categories and specific pieces of personal information we have collected about you, the sources of that information, the business purpose for collecting it, and the categories of third parties with whom we share it.
  • Right to Delete: You have the right to request that we delete personal information we have collected from you, subject to certain exceptions provided by law.
  • Right to Correct: You have the right to request that we correct inaccurate personal information we maintain about you.
  • Right to Opt-Out of Sale/Sharing: We do not sell or share (as defined under CCPA/CPRA) your personal information for cross-context behavioral advertising purposes. Because we do not engage in these activities, there is no need to opt out.
  • Right to Limit Sensitive Personal Information: You may request that we limit the use of your sensitive personal information to purposes necessary to provide the Service.
  • Right to Non-Discrimination: We will not discriminate against you for exercising any of your CCPA/CPRA rights.

12. Cookies and Tracking Technologies

We use the following categories of cookies and tracking technologies:

  • Essential cookies: Required for the Service to function. These include session cookies for authentication (managed by Supabase Auth) and security cookies. These cannot be disabled.
  • Analytics cookies: Used to understand how the Service is used and to improve performance. See Section 13 for the specific analytics tools we use.

You can control cookie preferences through your browser settings. Disabling essential cookies may prevent the Service from functioning properly. For analytics cookies, you may opt out by adjusting your browser's cookie settings or using the opt-out mechanisms provided by the individual analytics tools listed in Section 13.

13. Third-Party Services

The Service integrates with the following third-party services, each with their own privacy policies:

Infrastructure & Core Services

  • Supabase: authentication, database hosting, and file storage
  • Stripe: payment processing — we do not store your full credit card information on our servers
  • Vercel: application hosting and edge delivery

Analytics

  • Vercel Analytics: page performance and web vitals monitoring

We will update this list when we add or remove third-party services that process user data.

14. AI and Machine Learning

We do not use your content — including loan data, presentation content, borrower information, or usage patterns — to train any artificial intelligence or machine learning models. Your data is used solely to provide and operate the Service as described in this Privacy Policy. If this practice ever changes, we will obtain your affirmative consent and provide opt-out rights before using any user data for AI or ML training purposes.

15. Children's Privacy

The Service is not intended for use by individuals under the age of 18. We do not knowingly collect personal information from children. If we learn that we have collected information from a child under 18, we will delete it promptly.

16. Changes to This Policy

We may update this Privacy Policy from time to time. For material changes that affect how we collect, use, share, or protect your personal information, we will provide advance notice by email to the address associated with your account, by an in-product notice, or both, in addition to posting the updated policy on the Service and updating the "Last updated" date. Your continued use of the Service after changes take effect constitutes acceptance of the revised policy.
